How is the market doing?

That is one of the questions we hear most often. The answer depends on price range, location, condition, timing, and the specific home, but we keep an eye on current MLS Grid data so the conversation starts with real numbers.

For a simple snapshot, here is what has happened with three-bedroom homes since April 18th:

366 three-bedroom homes listed for sale.
$270,392 average original list price for those new listings, trimmed to reduce outlier noise.
$251,544 average sale price for the 284 three-bedroom homes that closed in the same period.
Those closed homes originally listed for an average of $259,021. That list-to-sale relationship is useful context, but every home still needs its own pricing conversation.

I accepted an offer for full asking price in under a week thanks to Mariya's repair, staging, and pricing advice and the amazing photos and descriptions on the website she created. She then nursed the sale through a contentious home inspection and two mortgage rejections to a very happy closing day.
